Property managers and commercial tenants often leave themselves vulnerable to disputes and resulting litigation by failing to incorporate sufficient provisions into their lease agreements. We regularly assist our clients in protecting their interests by negotiating, drafting and reviewing proposed lease agreements in an effort to minimize disputes during the lease term.
Evictions and Damage Claims
When business tenants fail to pay their rent or improperly vacate a property prior to the end of the lease term, property mangers and owners face the challenge of navigating the eviction process and holding them financially accountable. A defaulting tenant requires an owner to take appropriate action to protect its interests while also ensuring that it complies with Florida Statutes, which can apply significant penalties for noncompliance. Commercial tenants also face difficulties with property managers and owners who fail to abide by the terms of the lease agreement by failing to properly maintain the space, complying with CAM requirements and remitting security deposits when due. The failure of parties to comply with the terms of their lease agreement is an unfortunate occurrence that we regularly assist our clients in remedying.
